I had the opportunity meet with Sonal Shah last week, new founding Executive Director of President Obama's Social Innovation Fund. I was struck by her compassion, intellect and enthusiasm for our community engagement/affordable housing preservation…

ROC USA
Professional Experience
20 year sector change focus in manufactured home community ("mobile home park") niche, with emphasis on resident ownership.

Did you know that 30 percent of homes owned by low-income households are "mobile homes" and "manufactured homes"? Staggering, aye? Ever wonder what can be done to make the more assuredly an appreciating asset for those homeowners? Better yet, with those homeowners?

That's what we do!

We're in 33 states with a pipeline of 14 projects.

In our first 14 months, 8 Certified TA Providers in ROC USA Network helped 13 co-ops purchase their communities preserving 933 homes. That includes one by PathStone a NeighborWorks Affiliate in NY that is featured in a terrific news video clip at www.rocusa.org.

Also, in its first year, ROC USA Capital financed four of those communities with a total of $11mm of commercial mortgage financing.

While ROC USA is a new national scale initiative, our work is based on 25 years of direct market experience and scale in the NH market where 20 percent of communities are now resident-owned!

Cool. I didn't even know "friending" people was an option on here. I haven't tapped this resource much yet, but hope to in the future.

Best,
John

I second Sarah -- also, I've been hearing some NSP grantees say, more or less, "we have interest but none of the people interested can qualify for a mortgage", and they describe that as a lending problem. To me, that sounds more like a marketing pro…

Thanks Vince. At this time, I know non-profits do not have access to RD's loan origination software, UniFi. I'm not sure how much we've discussed the issues of access to CAIVRS in the 502 course.
